Rental Terms

 Conclusion of Contract

 a) The rental agreement for the holiday apartment described herein is binding when the landlord has confirmed or sent the reservation request made by the tenant in the form of a reservation confirmation (written or verbal).

 b) The holiday home is rented to the tenant for the specified contract duration exclusively for vacation purposes and may only be occupied by the maximum number of persons specified in the reservation confirmation.

c) Please note that the apartment is a non-smoking apartment. We also ask for your understanding that, out of consideration for other guests, e.g., those with allergies, we unfortunately cannot accept pets.

Rental Price and Additional Costs

a) The agreed rental price includes all flat-rate additional costs (e.g., for electricity, heating, water). If the parties have expressly agreed on additional services, the use of which is at the tenant's discretion, these additional costs will be charged separately.

b) A deposit of 30% of the total price is due upon conclusion of the contract. If the deposit is not received in a timely manner in the landlord's account despite reminders, the landlord is entitled to withdraw from the contract without setting a deadline. The tenant is then obliged to compensate the incurred expenses and lost profit. The remaining payment must be made no later than 14 days before the start of the rental period. If there are less than 14 days between booking and the arrival date, 100% of the total price is due upon conclusion of the contract.

Cancellation by the Tenant

a) The tenant can withdraw from the rental agreement by written declaration to the landlord before the rental period begins. The time of the receipt of the cancellation notice by the landlord is decisive.

b) If the tenant withdraws from the rental agreement, they must compensate for the flat-rate expenses already incurred by the landlord and the lost profit in the following amounts:

Withdrawal up to the 45th day before the start of the rental period: 20% (at least 25 EURO)

Withdrawal up to the 35th day before the start of the rental period: 50%. Thereafter and in case of non-appearance: 90%

c) The tenant retains the right to prove that the landlord has not incurred any damage or that the damage is significantly lower.

d) The tenant may name a replacement tenant who is willing to take their place in the existing contractual relationship upon withdrawal from the contract. The landlord may object to the admission of the third party if this person appears financially or personally unreliable. If a third party enters into the rental agreement, they and the previous tenant are jointly and severally liable to the landlord for the rental price and any additional costs arising from the admission of the third party.

e) The landlord has a duty to rent the unutilized accommodation to others in good faith and must credit the savings achieved against the cancellation fees claimed.

The tenant is advised to take out travel cancellation insurance.
